Floor Plans & Measurements
Floor plan data is captured during your regular shoot using CubiCasa — a few minutes of scanning, no second appointment. Two options depending on what you need it for:

Aerial services require FAA LAANC authorization where applicable. Flights in restricted airspace zones may not be available at all locations. Twilight shoots are scheduled as a separate visit within the 30-minute window after sunset.
Service Area & Travel
No travel charge within 25 miles of Uptown Charlotte. This covers most of Mecklenburg County including Matthews, Mint Hill, Pineville, Huntersville, and Cornelius.
- 25 to 40 miles: $35 trip fee

How It Works
- Book. Fill out the contact form or give me a call. Share the property address, square footage, preferred date and time, and whether you would like photo, video, or both, plus any add-ons.
- Prep. I send a pre-shoot checklist 24 hours before the appointment: lights on, ceiling fans off, blinds open, counters cleared, pets secured. Small things that make a large difference, and video is even more revealing than photos.
- Shoot. I arrive on time and capture a comprehensive set of interior, exterior, and aerial media. Photo, video, aerial, and floor plan work are all completed in the same visit. Most shoots take 45 minutes to 2 hours depending on property size and scope.
- Deliver. Edited, color-corrected, MLS-ready files delivered to your Google Drive by the next business day for photos, or 2 to 3 business days for video.
Occupied homes photograph best when personal items are put away before I arrive. I will move small items like a trash can or a stray chair, but I do not move furniture, and I cannot guarantee results in rooms that have not been prepped.

Image Use & Licensing
McComb Media retains copyright to all images and video produced. On payment, you receive a perpetual, non-exclusive license to use the media for:
- The MLS listing for the property photographed
- Your own marketing, website, social media, and print materials
- Syndication to Zillow, Realtor.com, and similar listing portals
The license is non-transferable. If the listing moves to another agent or brokerage, or if the seller wants the images for their own use, they will need their own license — just send them my way and I will take care of it. McComb Media may use the images in its own portfolio and marketing unless you request otherwise in writing.
Booking & Payment
- Payment. Due on delivery. Invoice sent with the download link. Card, ACH, Zelle, or check.
- Cancellation. Cancellations within 24 hours of the scheduled shoot incur a $50 fee. Reschedules are free with at least 24 hours notice.
- Weather. Exterior and aerial work may be rescheduled at no charge for rain or unsafe wind. I will always call first.
- Repeat agents. Booking three or more listings in a calendar year? Ask me about volume pricing.
Frequently Asked Questions
- How many photos will I receive?
- It depends on property size. Typically 15 to 45 ground-level images plus a set of aerial shots. I shoot more than the final count and deliver only the best.
- How long will the finished video be?
- Typically 1 to 3 minutes, depending on property size. Shorter videos tend to hold viewer attention better. I edit for impact, not length.
- Are aerial photos really included at no extra charge?
- Yes. Every real estate photography package includes FAA Part 107 certified drone photography. You get exterior overviews and neighborhood context shots at the same price as ground-only packages.
- Do you offer aerial drone video?
- Yes. A 30 to 60 second aerial video reel is available as an add-on for $125, captured during the same visit as your ground shoot. All aerial work is FAA Part 107 certified with LAANC authorization for controlled airspace.
- Do you do measurements?
- Yes, with an important distinction. The $60 marketing floor plan gives you room labels and dimensions for the listing and flyer. The $110 option adds an ANSI Z765 GLA report, which is the square footage standard Fannie Mae and Freddie Mac require on appraisals. Both are captured during your regular shoot. If your brokerage requires a licensed measurement service for MLS square footage, keep using them — the two are not mutually exclusive.
- Can I get a shorter cut for social media?
- Yes. I offer a 30 to 60 second vertical reel cut as an add-on for $100, optimized for Instagram Reels, TikTok, and Facebook Stories.
- What music do you use for video?
- Professionally licensed tracks from royalty-free libraries, chosen to match the property’s feel: upbeat for modern homes, warm and relaxed for traditional properties. If you have a preference, let me know.
- Can you shoot video and photos in the same visit?
- Absolutely. That is what the Photo + Video Bundle is for. I shoot both during the same appointment, which saves you time and money. Starting at $350, includes a 2D floor plan.
- Are there properties where drone photography is not possible?
- In some cases, yes. Properties in restricted airspace or near Charlotte Douglas International may require a manual FAA waiver rather than instant LAANC authorization, which can add lead time. I will flag this when you book so there are no surprises.
- How do I receive the files?
- Via a Google Drive link. Photos come in two folders: MLS-ready sized for instant upload, and full-resolution for print and marketing. Files are numbered in a suggested listing order. Video is delivered in both 4K and 1080p.
- Do I need to be at the property during the shoot?
- Not necessarily. If I can access the property via lockbox or key code, you do not need to be there. Otherwise, someone will need to let me in.
- Does the home need to be empty?
- No, but it needs to be tidy. Occupied homes photograph well when counters are cleared, personal photos are put away, and the beds are made. I will send a checklist before the shoot.
- Do you shoot commercial properties?
- Yes. Commercial photography and video are billed separately from real estate. Contact me to discuss your project.
- How long do you keep my files?
- Originals are archived for at least one year. If you need a reprint, a different crop, or a file you have misplaced, just ask.
